The challenge

What the Client Needed

Portable extinguishers need an annual inspection and tag under NFPA 10 and California Title 19, and every six years each stored-pressure dry chemical unit has to be emptied and maintained internally. This property had units on walls and in break-glass cabinets across several buildings, four of them due for 6-year maintenance, and areas with no extinguisher in reach.

What we did

How the Job Was Done

  1. Annual inspection of 15 units

Each unit was checked for dents and corrosion, its gauge read in the green, its hose and nozzle cleared, its pull pin re-secured with a new tamper seal, and its bracket or cabinet checked. Each received a 2026 State Fire Marshal service tag under license C16-976500.

  2. 6-year maintenance on 4 units

The four units at their 6-year interval were emptied, depressurized and taken apart for internal inspection. Valve O-rings were replaced, the dry chemical agent recharged, the units repressurized with dry nitrogen and fitted with verification-of-service collars.

  3. 4 new units

Four new UL-listed 5 lb ABC extinguishers (Buckeye and Amerex) were mounted on heavy-duty brackets where the walkthrough found gaps in coverage.

  4. Inventory for the property manager

Property management received an inventory of every unit with its location, service performed and next service date.
